These cause real marketing and scoping mistakes. Memorize them.

  1. Development, Acquisition, and Fund are three separate files. Same design philosophy, different products. Buying one does not include another.
  2. Segments are configurable inside each model. One Development file handles residential, commercial, hotel, and mixed-use through segments. That is why one file supports 40 residential + 20 commercial + a hotel section.
  3. One model, many marketing pages. The Development model sits behind /development-model/, /residential-development-model/, /commercial-development-model/, /hotel-development-model/. Four pages, four search intents, one underlying file. Same pattern for Acquisition.
  4. Optional add-ons are Development-only. LIHTC, TIF, CPACE, and Multi-Date Exit (+$400 each) exist only in the Development model. Acquisition supports Mezz Debt and Multi-Date Exit but not LIHTC/TIF/CPACE. Fund has none of these. Never market these on Acquisition or Fund pages.
  5. “Capital Waterfall” is the internal name. Buyers search M&A model, cap table, term sheet. Use buyer vocabulary in ad copy, not the product name.

See Real estate models, Specialty models, Free tools, and the internal Pricing page.
