This is the internal glossary: TILT-specific shorthand and product terms. The customer-facing real-estate-finance glossary is a separate public asset at /real-estate-finance-glossary/ (8 sections, A-Z) and is not duplicated here.

Term	Meaning
Dev / Acq / Fund	The three separate real estate models: Development, Acquisition, Fund/Portfolio. Separate Excel files.
Quick Model	Streamlined Development model for back-of-napkin screening.
CapFall / Capital Waterfall	The M&A/financing distribution-waterfall model. “Capital Waterfall” is the internal name; buyers search “M&A model / cap table.”
DICE	Project-risk model (“project intelligence, not project management”).
Capital Budgeting model	The municipal / public-sector model.
RPM / Mini Model	Rental Property Mini Model, the free rental calculator.
Rent Lookup	Market-Rate Rent Lookup tool, backed by a Cloudflare Worker.
Segment	A configurable unit class inside a model (residential, commercial, hotel) - many segments live in one file.
Optional add-on	A +$400 paid Development-only feature (LIHTC, TIF, CPACE, Multi-Date Exit).
Multi-Date Exit	Add-on: sell different unit types at different dates.
OM	Offering Memorandum; paid prep work building an OM from model outputs.
Knowledge pack	bot/knowledge-pack/ - the public-safe markdown that feeds the customer bot.
llms.txt / llms-full.txt	AI-search files served at /llms.txt; draft in notes/.../llms-text.md.
AEO / GEO	Answer/Generative Engine Optimization: getting cited by AI search.
The boss log	notes/current/update-log-justin.md, the plain-language log for Justin. Mirrored as the Changelog.
Paste into Divi	The manual deploy step: HTML from the repo pasted into a Divi Code Module to go live.
~/TILT-private-data/	Off-repo location for raw CSVs and PII. Never committed.
JTBD	Jobs To Be Done; the customer-research interview format in the marketing plan.
Whale	A top-50 client; the top 50 are ~50% of revenue.
Follow-on	Customization + consulting revenue after the initial model license (~half of all revenue).
